Berlin-Brandenburg/Schönefeld. On 11 May 2023, the Unique Invest GmbH und der Serviced-Apartment-Betreiber ipartment gemeinsam mit Projektbeteiligten sowie Vertretern aus Politik und Wirtschaft die Eröffnung von „The Unique“. Das Gebäudeensemble mit insgesamt rund 19.500 m² BGF liegt im wachsenden Businesspark Kienberg und umfasst ein großes Bürogebäude, Gastronomie und ein Aparthotel. Als Campus bietet es eine grüne ‚Oase‘ zum Leben und Arbeiten. Termingerecht konnte das Großprojekt nach zwei Jahren Bauzeit abgeschlossen werden und startete im April 2023 offiziell in die Vermarktung. Beide Häuser werden zudem von der Deutschen Gesellschaft für Nachhaltiges Bauen (DGNB) mit dem grünen Gütesiegel in Gold zertifiziert. Eine großzügige Grünanlage des star landscape architects Rainer Schmidt und das angrenzende Waldstück bieten Natur- und Erholungsräume. Zum Mobilitätskonzept gehören zudem E-Scooter, E-Bikes und E-Ladesäulen, auch für PKW. Das Gebäudeensemble bleibt im Eigentum der Entwick-lungsgesellschaft Unique Invest GmbH & Co. KG und wird auch von dieser verwaltet. Investor ist Peter Kolb. Seit Ende April gibt es bereits einen Pächter für den Restaurantbetrieb im Erdgeschoss des Bürogebäudes. Der erfahrene Gastronomiebetrieb Tony‘s aus Steglitz wird in Kürze hier gehobene europäisch-italienische Küche inklusive Frühstück, Businesslunch und Abendkarte anbieten, darüber hinaus Catering- und Tagungsservice. Das Restaurant wird damit zum zentralen Treffpunkt im Businesspark und ist die erste Gastronomie am Standort. 

Milestone for neighbourhood development 
With the newly created infrastructure as well as green spaces, children's playground, outdoor fitness trail and restaurants open to residents and guests, the opening of The Unique is a milestone for the further development of the neighbourhood at BER. Thanks to its location at the airport, the Schönefeld site is very well connected both nationally and internationally, particularly by public transport, Deutsche Bahn and its proximity to the Waltersdorf motorway junction (A 113, A 10 and A 117). This makes the commercial location interesting for 'newcomers' as well as established companies. Rents from €15/m² in The Unique are in the moderate range. 

ipartment starts with high booking rates – fully booked at the end of April 
The aparthotel operator ipartment offers temporary serviced flats between 25 m2 and 50 m2 at the location. ipartment is present at many central locations in Germany and has been established since 2022 with soon to be three properties in Berlin and Brandenburg. ipartment started the pre-opening phase for The Unique at the beginning of April 2023 and already achieved a high occupancy rate of 65% in the opening month. The property was fully booked by the end of April. The serviced apartments help to relieve the regular housing market of company flats. Guests can stay between 1-3 days and up to six months in the fully equipped design flats. ipartment offers special services tailored to the needs of business guests, such as laundry and cleaning service, high-speed WiFi, reception, 24-hour mail client, digital booking, bicycle and e-scooter hire and an in-house guest lounge. Other highlights at BER include the new 'breakfast boxes', a digital kiosk for snacks and drinks and a conference service. The airport can be reached in just a few minutes by e-scooter or bus. A private neighbourhood shuttle, initiated by the business operators, will run at favourable conditions between 4:00 am and 11:00 pm and will thus - in addition to the three bus lines and another shuttle connection – strengthen the constant transfer between the airport and the business park. ipartment will provide the corresponding shuttle timetable. 

With art – and people at the centre 
The concept as a "human-centred office" focuses on the needs of those who work and live here: through high-quality furnishings, short distances, digital working indoors and outdoors, art objects, recreational spaces, urban gardening and views of the greenery.
