Kiel: new ipartment building in northern Germany

  • 80 stylish serviced apartments in new “Kool Kiel” district development

  • Urban regeneration in the harbor area

  • Completion planned for the 4th quarter of 2027

Cologne/Kiel - ipartment is planning a new building with 80 fully equipped serviced apartments in the usual design-oriented style in Kiel. The location at Werftbahnstraße 240-248 is within walking distance of the harbor and the future cruise ship dock. The project is part of the “Kool Kiel” district development, with the aim of upgrading the surrounding harbor area in terms of urban development. Completion is scheduled for the fourth quarter of 2027.

The building ensemble is being designed by the internationally active architecture firm MVRDV from Rotterdam. They are known for progressive, identity-creating architecture that combines form and function in a special way. As with the Hamburg Airport location, ipartment is also relying on a close partnership with the Adore Group in Kiel - the owner and project developer with a sense for sustainable, future-proof real estate concepts.

"Kiel was a logical next step for us - a city on the water and the growing urban environment are perfect conditions for our concept. With MVRDV and the Adore Group at our side, we are looking forward to another strong project in the north," explains Marcus Löwe, COO of ipartment GmbH.

In the new building, which consists of three cubes, ipartment has rented around 3,700 square meters. These are located on the first and second first floors, which connect the three cubes. The apartments are divided into two categories: 51 units in the XS category, each measuring 22 square meters, and 29 units in the S category, each measuring 27 square meters. In addition to the digitalized guest journey, there will once again be a design lounge and a digital self-service kiosk for guests. Living space is planned for the upper floors above.

A store for daily needs and a newly created public transport stop are in the immediate vicinity. Kiel's main railway station is less than five minutes away by car. A new municipal indoor swimming pool is located in the immediate vicinity of the future ipartment building.

“‘Kool Kiel’ is an urban redefinition of the port of Kiel: the district development combines urban density with quality of life and creates an independent area that is also an integrative part of the growing and dynamic city,” says Jeroen Dorenbos, Managing Director of the Adore Group.

With the project in Kiel, ipartment is continuing its expansion in northern Germany and responding to the increasing demand for temporary living in fast-growing urban locations.
