• ipartment offers serviced apartments/business flats in the capital for the first time

Berlin, 07.07.2022: With three new serviced apartment buildings of various types, the ipartment GmbH are entering the market for temporary business accommodation in Berlin. With their hotel-like services, the new properties in Charlottenburg, Mitte and at Berlin-Brandenburg Airport (BER) focus primarily on long-stay stays of between 1 and 6 months. They are suitable for commuters, project staff or incoming workers as well as external consultants, the self-employed and business travellers. The businesses integrated into commercial properties help to reduce the impact of renting company flats on the regular housing market. All three ipartment buildings together comprise 230 units ranging in size from 20 to 50 m², with a few up to 90 m². The openings will take place successively over the next 12 months in line with the construction status: The ipartment Belle floor in Wielandstrasse will kick off on 1 October 2022, followed by the ipartments at BER at the beginning of 2023 and the third building in Berlin-Mitte (Pankstrasse), which is expected to open in mid-2023.
Taking off with three locations
The largest building, which has been realised since spring 2021, is a new building directly on the Airport BER with 159 serviced flats and 6,500 m² gross floor area, which is located in the Kienberg/Brandenburg business park and is architecturally and organisationally linked to the innovative office complex "The Unique". The second ipartment project is located directly in the city centre, in the northern Berlin-Mittea courtyard development with a 200 m² inner courtyard. The existing property, in which ipartment occupies all four floors, is currently being completely refurbished. The project developer is Düsseldorf Grund und Boden Verwaltungsgesellschaft mbH. The third property is located on the Belle-Etage of a commercial building in Wielandstrasse, Berlin-Charlottenburg and belongs to ipartment's 'small but nice' category. It offers 12 exclusive, high-quality refurbished serviced flats with a large lounge and conference area in the former premises of a hotel. The architects of the modern Adlon am Brandenburger Tor, Patzschke & Partner, were responsible for the redesign. The entire floor will be furnished with Italian designer furniture from Bonaldo. "Our smallest ipartment building in Berlin is something very special for us because it is located in one of the most beautiful historic buildings in the neighbourhood around Savignyplatz. This is also where we will be setting up our office base for all three locations in Berlin and at BER," explains Matthias Rincón, Managing Director of ipartment GmbH. A family office is investing in both refurbishment projects.
Digital, personal and customised services
All three properties offer special services from ipartment, such as breakfast service, conference service, concierge, laundry and cleaning service, bicycles for hire in some cases and professional technical equipment with high-speed WiFi and Bluetooth box. A "360-degree guest journey" accompanies guests throughout their stay. Check-in and check-out are coordinated via a mailing assistant, while online management and a digital guest folder allow guests to organise themselves completely contact-free and without an additional app via their own browser. Nevertheless, the personalised approach is a key aspect of the hospitality concept. Marcus Löwe, COO of ipartment, explains: "We want our guests to feel at home in every respect. Digitalisation is part of our hygiene concept and supports the autonomy of our guests. However, it is only an alternative to our other services. Our 'Guest Service Agents', for example, are on site as personal contacts and all-round problem solvers." Prices start from 38 euros/night, as in Longstay, and include 24/7 hotline, utilities, electricity, Wi-Fi, satellite TV and basic service (cleaning and laundry service every 14 days) as well as VAT.
ipartment soon with 18 houses on the market
With the three new properties in Berlin and at BER, ipartment will operate a total of around 1,400 serviced flats in 18 buildings in German-speaking countries from mid-2023, including another property in Leverkusen. Further projects in southern Germany are being planned.
