Cologne/Stuttgart – ipartment GmbH, a leading provider of serviced apartments in Germany, is expanding its portfolio with a new location in the Baden-Württemberg state capital. A modern apartment building with 64 units will be built at Heilbronner Straße 324 in the Stuttgart-Nord district of the city until the third quarter of 2027.
„With the new location in Heilbronner Straße, we are finally offering our guests a temporary home in the best location in Stuttgart,“ says Ralph Stock, founder and CEO of ipartment GmbH. „The proximity to the Pragsattel, the European District and the city center makes this location particularly attractive for business travelers and long-term guests.“
The project is being implemented by a locally based family office. The renowned Esslingen-based office Marggraf Architektur is responsible for the architectural planning, which has developed a coherent concept for the new building in close coordination with the owner. The ipartments are being built from the fifth to the seventh floor; the lower four floors will be used by a B&B Hotel – both concepts have their own entrance with lobby and lounge.
In total, 64 serviced apartments will be created with a gross floor area of 2,550 square meters, distributed among the categories S (22 square meters), M (38 square meters) and L (45 square meters).
The building is constructed according to the particularly energy-efficient GEG 40 standard. This already meets significantly stricter sustainability and energy efficiency requirements than legally required and ensures low operating costs while providing high living comfort.
Heilbronner Straße is one of Stuttgart’s most important transport arteries and offers excellent connections to public transport. Thanks to its proximity to several subway stations, guests can quickly reach the city center, the main train station, and other key hubs in the region. The B27 motorway also provides an ideal connection by car.
In addition, the area boasts numerous shopping and leisure opportunities: the nearby Milaneo shopping center, the city library on the Mailänder Platz, and the green Killesberg park offer diverse options for relaxation and activities after a workday.
With the new property in Stuttgart, ipartment expands its offering of high-quality serviced apartments and responds to the steadily increasing demand for flexible living with hotel-like comfort in urban locations.

The approximately 80 employees currently manage 17 locations and a co-working space. The further expansion – especially into European countries – is a focus area.
