ipartment comes to the Heidelberg Innovation Park

  • 119 serviced flats in the dynamic technology and innovation location ‘hip’

  • Completion is planned for the first quarter of 2027.

Cologne/Heidelberg- ipartment is expanding its portfolio to include a further building with 119 fully furnished serviced flats in Heidelberg Innovation Park (‘hip’). The project is being built at Palo-Alto-Platz 5-9 as part of the ‘PROXY’ new-build project and is being realised architecturally by Kolb + Partner as the owner and the Kolb/Hofmann planning office.

The new building project consists of two building structures with a total area of around 13,600 square metres, which are connected by an attractively designed and landscaped inner courtyard. ipartment will occupy a total of 4,850 square metres of serviced flat space on the three upper floors of the L-shaped building, while digital service concepts such as digital pop-up spaces and an inviting café will be created on the ground floor, which will also contribute to the quality of stay for ipartment guests.

The fully equipped flats with high-quality designer furniture will be available in categories ranging from XS to L. An inviting lobby with a self-check-in desk, a digital self-service kiosk and a spacious roof terrace round off the offer.

In the neighbouring I-building, with a total area of approx. 4,500 square metres, a children's daycare centre and, above it, office space of 190 - 3,000 square metres flexibly tailored to the customer, which is currently still available. Both buildings will be constructed to the passive house standard, ensuring low energy consumption.

Heidelberg Innovation Park is positioning itself as an attractive location for companies from the IT, digital and Industry 4.0 sectors. With optimal connections to public transport, the A5 and A656 motorways as well as bus and tram connections, the ‘hip’ offers an excellent infrastructure for business travellers and temporary residents.

The current occupancy rate of the hotels is 92 per cent. Of these, 90 percent are business travellers and the remaining 10 percent are private travellers. The average length of stay in the long-stay sector at ipartment is 45 days.

The approximately 80 employees currently manage 17 locations and a co-working space. The focus is on further expansion - particularly in other European countries.
