Cologne/Munich – ipartment from Cologne, the leading provider in the long-stay segment, has signed a long-term lease agreement for 207 serviced apartments in Munich-Obersendling in the newly developed „Sugar Valley“. The new residential development aims to become a showcase project and one of the most sustainable neighborhoods in Germany by relying exclusively on renewable energy and ensuring that the environment is not burdened with additional CO₂ during construction and operation. On approximately five hectares, an urban mix of work and living in outstanding architecture, digitalization, and mobility is to be created. „Sugar Valley is a crucial contribution to future-oriented and resource-saving urban development,‚ says Ralph Stock, partner and CEO of ipartment GmbH, and emphasizes: ‘The ipartment building itself is also being built and operated in accordance with these criteria – this is very important to us and our business partner as well!“
The contracting partner and owner is the Darmstadt-based investor and project developer Peter Kolb (Kolb+Partner). After the buildings at Frankfurt Airport (177 units), in Darmstadt (180 units) and at Berlin Airport (159 units), the Munich building is the fourth project they have successfully launched together. „We are very pleased to have concluded the first lease agreement for the development. This location offers incredibly great potential and we see it as an important anchor point for future tenants who want to orient themselves here. This is a milestone that we are jointly setting and we are proud to be able to fill the development with life,“ says Peter Kolb, Dipl. Kfm.
On approximately 8,900 square meters of gross floor area, six floors will be home to serviced apartments of various sizes (XS-L) ranging from 18.6 to 45.6 square meters. These will be furnished in the usual stylish and design-oriented interior. In addition, each apartment will have a fully equipped kitchen made of solid wood and a spacious work area. The ground-floor lounge with outdoor area, a digital self-service kiosk, and a working space with a café are available to all guests, as are rental bicycles, a laundry room, and a parking garage with electric charging stations. The highlight: The roof terrace with Alpine views. The building’s architecture is by par terre GmbH & Co KG.

In 2024, ipartment has already signed rental agreements for around 800 new serviced apartments. In 2025, the Cologne-based company will continue to expand – also into European countries.
