  • 119 Serviced Apartments in the dynamic technology and innovation location „hip“
  • Completion is planned for the first quarter of 2027.

Cologne/Heidelberg ipartment is expanding its portfolio with another property featuring 119 fully equipped serviced apartments in the Heidelberg Innovation Park („hip“). The project is being built at Palo-Alto Platz 5-9 as part of the „PROXY“ development project and is being architecturally realized by Kolb + Partner as owner and the planning office Kolb/Hofmann architektonisch.

„With the location in the Heidelberg Innovation Park, we are relying on an exciting, forward-thinking environment. The mix of technology, innovation, and urban life fits perfectly with our concept: design-oriented, flexible living for modern nomads. We are particularly pleased to be able to realize this project together with Kolb + Partner – a partnership that has already proven itself and which we very much value. We look forward to developing another strong property together,“ says Ralph Stock, partner and CEO of ipartment GmbH, delighted.

The new development consists of two building structures with a total area of approximately 13,600 square meters, which are connected to each other by an attractively designed and landscaped interior courtyard. ipartment will occupy a total of 4,850 square meters of serviced apartment space in the three upper floors of the L-shaped building. On the ground floor, digital service concepts such as Digital Pop-Up Spaces and an inviting café will be created, which will also contribute to the quality of stay for ipartment guests.

The fully equipped apartments with high-quality designer furniture will be available in sizes from XS to L. An inviting lobby with a self-check-in desk, a digital self-service kiosk, and a spacious rooftop terrace complete the offer.

In the adjacent I-Building, with a total area of approximately 4,500 square meters, a daycare center is being built, and above it are flexible office spaces ranging from 190 to 3,000 square meters, which are currently available. Both buildings are being constructed to passive house standards, ensuring low energy consumption.

The Heidelberg Innovation Park positions itself as an attractive location for companies in the IT, digital, and Industrie 4.0 sectors. With optimal connections to public transport, the A5 and A656 highways, and bus and tram services, the „hip“ offers an excellent infrastructure for business travelers and temporary residents.

About ipartment GmbH:

ipartment GmbH was founded in Cologne in 2008. The company is now the leading German provider of serviced apartments in the business long-stay segment. With „First Choice Second Home”, ipartment offers people a concept that prefers to „stay at home on the go“ rather than in a hotel. The special feature is the design-oriented equipment of the apartments and houses, the fully digitized guest journey, and the all-round service.

From two apartments in Cologne, there are now 1,300 Design Apartments in Germany (for around another 1,300 apartments, rental agreements have already been signed). The apartments have a size of approximately 20 square meters to around 70 square meters, some with balconies or even a roof terrace.

The current occupancy rate of the houses is 92 percent. Of this, 90 percent are business travelers and the remaining 10 percent are private travelers. The average length of stay in the long-stay category at ipartment is 45 days.

The approximately 80 employees currently manage 17 locations and a co-working space. The further expansion – especially into European countries – is a focus area.
