- ipartment offers serviced apartments/business apartments in the capital for the first time
- Three projects: 1 new construction, 2 renovations, 3 locations and property types
- 230 total apartments at BER, City West and Mitte
Berlin, 07.07.2022: With three new serviced apartment buildings of various types, the ipartment GmbH enter the temporary business accommodation market in Berlin. The new properties in Charlottenburg, Mitte and at the Berlin-Brandenburg Airport (BER) primarily focus on long-term stays between 1 and 6 months with their hotel-like services. They are suitable for commuters, project employees or incoming workers, as well as external consultants, freelancers and business travelers. The businesses integrated into commercial properties contribute to reducing the impact of corporate apartment rentals on the regular housing markets. All three ipartment properties together comprise 230 units ranging in size from 20 to 50 m², with some as small as 90 m². The openings will take place successively within the next 12 months according to the construction schedule: the first is the ipartment Belle-Etage in Wielandstraße on October 1, 2022, followed by the ipartments at BER in early 2023 and the third property in Berlin-Mitte (Pankstraße) is expected to open in mid-2023.
Starting up with three locations
The largest house to be realized since the spring of 2021 is a new build directly on the beach. Airport BER With 159 serviced apartments and 6,500 m² of BGF, located in the Business Park Kienberg/Brandenburg and architecturally and organizationally connected to the innovative office complex „The Unique“. The second ipartment project is located directly in the city, in the northern part of the city. Berlin-Mitte, a residential building with a 200 m² courtyard. The existing building, in which ipartment occupies all four floors, is currently being completely renovated. The project developer is the Düsseldorf Grund und Boden Verwaltungsgesellschaft mbH. The third property is located in the Belle floor of a commercial building in the Wielandstraße, Berlin-Charlottenburg and belongs to the category of ‚small but fine‘ ipartment homes. It offers 12 exclusive, high-quality renovated serviced apartments with a large lounge and conference area in the former premises of a hotel. The renovation was undertaken by the architects of the modern Adlon am Brandenburger Tor, Patzschke & Partner. The entire floor is equipped with Italian designer furniture by Bonaldo. „Our smallest ipartment home in Berlin is something very special to us because it is located in one of the most beautiful historic buildings in the Savignyplatz district around the Brandenburg Gate. This is also where we will place our office base for the management of all three locations in Berlin and at BER,“ explains Matthias Rincón, Managing Director of ipartment GmbH. A family office is investing in both renovation projects.
Digital, personal and individual services
All three properties offer special services from ipartment, such as breakfast service, conference service, concierge service, laundry and cleaning service, and sometimes rental bicycles as well as professional technical equipment with high-speed Wi-Fi and a Bluetooth box. A „360-degree guestjourney“ accompanies the stays. This way, check-in or check-out is coordinated via a mailing assistant, and with online management and a digital guest folder, you can organize yourself completely independently, without additional apps via your own browser. Despite this, personal attention is a crucial aspect of the hospitality concept. Marcus Löwe, COO of ipartment, explains: „We want our guests to feel at home in every way. Digitalization is part of our hygiene concept and supports the autonomy of our guests. However, it is only an alternative to our other offerings.‚ Our ‘Guest Service Agents“ are, for example, on-site as personal contact persons and all-round problem solvers. Prices start at €38 per night for long-stay stays and include a 24/7 hotline, utilities, electricity, Wi-Fi, satellite TV and basic services (cleaning and laundry every 14 days) as well as VAT.
ipartment to soon have 18 houses on the market
With the three new properties in Berlin and at BER, ipartment will operate a total of around 1,400 serviced apartments in 18 buildings in German-speaking countries by mid-2023, with another property in Leverkusen to follow. Further projects in southern Germany are also in the planning stages.
