A modern apartment building with 64 units will be built at Heilbronner Stra\u00dfe 324 in the Stuttgart-Nord district of the city until the third quarter of 2027.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eWith the new location in Heilbronner Stra\u00dfe, we are finally offering our guests a temporary home in the best location in Stuttgart,\u201c says Ralph Stock, founder and CEO of ipartment GmbH. \u201eThe proximity to the Pragsattel, the European District and the city center makes this location particularly attractive for business travelers and long-term guests.\u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project is being implemented by a locally based family office. The renowned Esslingen-based office Marggraf Architektur is responsible for the architectural planning, which has developed a coherent concept for the new building in close coordination with the owner. The ipartments are being built from the fifth to the seventh floor; the lower four floors will be used by a B&amp;B Hotel \u2013 both concepts have their own entrance with lobby and lounge.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In total, 64 serviced apartments will be created with a gross floor area of 2,550 square meters, distributed among the categories S (22 square meters), M (38 square meters) and L (45 square meters).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The building is constructed according to the particularly energy-efficient GEG 40 standard. This already meets significantly stricter sustainability and energy efficiency requirements than legally required and ensures low operating costs while providing high living comfort.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Heilbronner Stra\u00dfe is one of Stuttgart\u2019s most important transport arteries and offers excellent connections to public transport. Thanks to its proximity to several subway stations, guests can quickly reach the city center, the main train station, and other key hubs in the region. The special feature is the design-oriented equipment of the apartments and houses, the fully digitized guest journey, and the all-round service.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From two apartments in Cologne, there are now 1,300 Design Apartments in Germany (for around another 1,300 apartments, rental agreements have already been signed). The apartments have a size of approximately 20 square meters to around 70 square meters, some with balconies or even a roof terrace.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The current occupancy rate of the houses is 92 percent. Of this, 90 percent are business travelers and the remaining 10 percent are private travelers. The average length of stay in the long-stay category at ipartment is 45 days.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The approximately 80 employees currently manage 17 locations and a co-working space.
