On May 11, 2023, the Unique Invest GmbH<\/strong> and the serviced apartment operator ipartment<\/strong> Together with project partners and representatives from politics and business, the opening of \u201eThe Unique\u201c. The building complex with a total GLA of approximately 19,500 m\u00b2 is located in the growing business park Kienberg and includes a large office building, a restaurant and an aparthotel. As a campus, it offers a green \u201aoasis\u2018 for living and working. The large project was completed on time after two years of construction and officially launched in April 2023 for marketing. Both buildings are also certified with the green quality label Gold by the German Sustainable Building Council (DGNB). A generous green area of Star landscape architect Rainer Schmidt<\/strong> And the adjacent wooded area offers natural spaces and recreational areas. The mobility concept also includes e-scooters, e-bikes, and e-charging stations, also for private cars. The building complex remains owned by the development company Unique Invest GmbH & Co. KG and is also managed by it. Investor is Peter Kolb. Since the end of April, there has already been a tenant for the restaurant operations on the ground floor of the office building. The experienced gastronomy company Tony\u2018s from Steglitz will soon offer high-end European-Italian cuisine including breakfast, business lunch, and a dinner menu here, in addition to catering and conference services. The restaurant thus becomes a central meeting point in the business park and is the first gastronomy establishment on the site.<\/p>\n\n\n\n With the newly created infrastructure and green spaces, a children\u2019s play area, an outdoor fitness trail, and restaurants open to residents and guests, the opening of The Unique is a milestone for the further development of the neighborhood at BER. Due to its location at the airport, the Sch\u00f6nefeld site is very well connected nationally and internationally, especially via public transport, Deutsche Bahn, and the proximity to the Waltersdorf motorway junction (A 113, A 10, and A 117). This makes the commercial area attractive to newcomers and established companies alike. Rents starting at \u20ac15\/m\u00b2 in The Unique are in the moderate range.<\/p>\n\n\n\n The aparthotel operator ipartment offers temporarily used serviced apartments at the location of 25 m2 to 50 m2. ipartment is present in many central locations in Germany and has established itself since 2022 with soon three properties in Berlin and Brandenburg. In early April 2023 ipartment launched the pre-opening phase for The Unique and already reached a high occupancy of 65 in the opening month %. At the end of April the house was fully booked. The serviced apartments help to relieve the regular housing market of corporate apartments. Guests can stay in the fully equipped design apartments for between 1-3 days and up to six months. ipartment offers special services tailored to the needs of business guests, such as laundry and cleaning services, high-speed Wi-Fi, a reception, 24-hour mail delivery, digital booking, bike and e-scooter rental, and a dedicated guest lounge. Highlights at BER are also the new \u201abreakfast boxes\u2018, a digital kiosk for snacks and drinks, and a conference service. The airport can be reached within minutes by e-scooters or bus. A private shuttle service, initiated by the business owners, operates at favorable rates between 4:00 and 23:00 and, in addition to the three bus lines and another shuttle connection, will thus strengthen the constant transfer between the airport and the business park. ipartment provides the corresponding shuttle schedule.<\/p>\n\n\n\n The concept as \u201eHuman Centered Office\u201c puts the needs of those who work and live here at the center: through high-quality equipment, short distances, digital work inside and outside, through art objects, recreation spaces, urban gardening, and views of the greenery. In the spacious courtyard that connects the architecturally designed indoor and outdoor spaces, a sculpture in the style of Alexander Calder stands, and in the newly opened sales rooms, modern art by the Berlin artist Peter Lindenberg is exhibited, who will continue to shape the Unique Campus with his paintings and vernissages in the future. ipartment is showing street art in its house and has commissioned the studio Auckz from M\u00fcnster, a partner from Hamburg, to create two Berlin artists Bennet and Vanessa Dartmann with an upcycling art collage, a wall decoration \u201efrom the perspective of sustainability and uniqueness\u201c.<\/p>\n\n\n\n \u201eWe are very pleased that Sch\u00f6nefeld has developed so positively around the international airport BER.
